  • IMPORTANT!!! The Predator Repellant Fence MUST be activated anytime the house is vacant and is recommended during the night. Close and lock all doors and windows when leaving the house. Read Zereba Fence Information and Instructions for operating details. Signs are also posted.

  • DO NOT LEAVE FOOD IN YOUR CAR 

  • TAKE ALL GARBAGE DIRECTLY FROM THE KITCHEN TRASH CAN TO THE TRASH CANS IN THE METAL BEAR BOX OUTSIDE - DO NOT STORE GARBAGE IN THE GARAGE

  • PET SAFETYDO NOT let your pet outside unattended. There are many predators in the area. Provide plenty of water; Tahoe is dry and they may get dehydrated. Also, if you must leave your pet in the house while you’re away, please crate them or put them in the garage or the downstairs bathroom to protect the house and the pet.

  • If you have small children, please lock the door to the utility closet. “Key” is on the door jamb.

  • SPA POWER GFI SHUT-OFF SWITCH is at the corner of the house by the hot tub. Spa must be covered and locked when not in use.

  • BBQ-close propane tank valve when not in use; never leave operating BBQ unattended – in case of fire: fire extinguisher and hose are mounted on the storage building

  • FIRST ALERT FIRE ESCAPE LADDERS - 1 each [in box] in each upstairs bedroom;  please read instructions and know how to operate them.
  • Bath mat in upstairs shower helps prevent slipping;  please use it.
  • Any candles you find are decorative and not meant to be burned.
  • Flashlights are stored in drawers throughout the house in case of power outage.
  • Also in case of power loss, the wall phone in the diningroom is a hard-wired land line.
  • Do not leave any appliances operating unattended.
  • Use the step-stool from the utility closet to get things beyond your reach. Do not stand on shelves.
  • When sitting in the deck chairs, please keep all four leg on the ground.
  • Drink plenty of water; it’s easy to get dehydrated in the high altitude.
  • The spices and coffee are left for your convenience - use at your own risk.

RULES 

Please don't take these rules personally. This is the compilation of 20 years' rental experience and doesn't necessarily mean YOU would do any of these things!

Please look for signs in the house, since rules which are already noted on signs may not be repeated here. 

  • NO SMOKING, NO SMOKING, NO SMOKING. IF THE HOUSE BURNS DOWN BECAUSE YOU SMOKED, THE INSURANCE COMPANY WILL HUNT YOU DOWN LIKE A DOG. NO KIDDING.  NO SMOKING ANYWHERE ON THE PREMISES. NO MARIJUANA, EITHER, MEDICINAL OR OTHERWISE!

  • Please notify the Owner immediately of any soiling issues or damage: 623-203-9123. No yelling, I promise! I just need to know an event has occurred so I can schedule a remedy in a timely manner to avoid further damage.

  • Pet owners: 
    • Cover furniture with couch covers (2) and bedspreads with gray sheets (3) stored in the entry Halltree seat; use wherever your pet may shed.
    • Note the location of the 2 pet bag dispensers, in case you’ve run out: one is at the door near the furnace in the garage and one is attached to the spa’s N.E. corner post; all pet waste is to be removed from the property. 
  • Summer: Presto logs only; no firewood. Let ashes cool in fireplace first before emptying into copper ash can - the hot metal will damage the rug and/or carpet. 

  • Turn off the rope lights for the Hot Tub when not in use

  • There is no access to the storage building; this is for housekeeping’s use only.

  • Do not use abrasives on any Stainless Steel surfaces. Use a sponge and dishcloth.

Scrubber side of Blue or Green/Yellow sponges is for the metal pots ONLY. Use sponge side for all other surfaces. 

  • Before using the warming drawer below the oven, remove stored items (cookie sheets, etc) 

  • PLEASE DO NOT MOVE FURNITURE OR EQUIPMENT FROM ITS ORIGINAL LOCATION

  • If you use ProActive or any similar product, it will bleach the color out of the towels and pillowcases. Please wash it off completely before coming in contact with the linens.

  • Please return books to bookcase before you check out.

  • DO NOT TIE dining room table seat cushions TO CHAIRS; the bows rip out

  • PLEASE COMPLY WITH THE CHECK-OUT PROCEDURES WHEN YOU DEPART; THANKS!!


TIPS AND TRICKS
(more are listed on Inventory Sheet and posted at the Property)

  • Summer only: Check BBQ propane gauge for level – call us if the propane tank is empty 

  • Shower heads: knob on the left side of the head changes flow from: head only; wand only; both heads.

  • Downstairs shower: turn hot water all the way on to maintain pressure

  • Adjust water temperature to comfort level before entering shower.

  • Thermostat – schedule is set for 67* from 6AM – 11PM and 60* from 11PM to 6AM; to change the temperature, use the “up” or “down” arrows to change to desired temperature and it will hold there until the next scheduled change. 

  • Detailed TV operation sheets are on the side of each TV. Remotes are labeled.

  • TV’s upstairs: press “volume”, then “power” on Suddenlink remote to power on TV

  • RIGHT CHINA CABINET DRAWER: Batteries, Equipment instructions, colored nightlight bulbs


  • downstairs pine bedroom: Wood miniblinds draw up and down with cord, but turning the wand does not tilt the slats properly - must be moved manually [reposition the slats up or down by running your fingertips in the appropriate direction].

Check-out List Summer 

  • Check all drawers, closets, bathrooms, kitchen, hampers, DVD players and under beds and in/under furniture for your Left Belongings 

  • Take all your food with you. Ziploc storage bags are provided.  

  • All garbage goes directly to the Bear Box; be sure it's Locked

  • Run any dirty dishes through the dishwasher's full cycle

  • Strip the beds you used of sheets and pillowcases and leave on the bedroom floor; pull up and smooth blankets and bedspreads over bed to prevent wrinkling and place shammed pillows on the bed

  • Leave dirty bath towels in the shower/tub 

  • Leave used spa towels or beach towels in garage laundry hamper

  • Please do NOT leave laundry in the washer or dryer or indoor hampers

  • For People with Pets: please do a “Spot” check around the house and grounds. If you used the grey sheets to cover the beds, please put them in the garage laundry hamper and run the metal water bowl through the dishwasher. The couch covers will be cleaned in place.

  • Close and lock all windows and doors; turn the lights off, including the Hot Tub lights; except you may leave the livingroom lamp on

  • IMPORTANT! Turn Bear Fence ON - Zones 1 AND 2!

  • Lock Security cable on the Hot Tub – this is important for safety of neighborhood children

  • PLEASE let me know immediately of any damage or soiling issues.

Check-out List - Winter

 

·        DO NOT CONTRACT FOR CARPET CLEANING - I WILL SCHEDULE AND SUPERVISE CLEAN-RITE CARPET CLEANING WHEN I RETURN

 

·        To minimize cleaning charges, clean all surfaces and vacuum the carpets and sofas. The less cleaning I have to do, the more money you save!

 

·        Take all your food with you. Ziploc storage bags are provided.  All garbage goes directly to the Bear Box; be sure it's Locked

 

·        Check drawers, closets, bathrooms, hampers, DVD players and under beds and furniture for Left Belongings – take them with you

 

·        Strip beds, including sofabed, of all sheets and mattress covers and take to laundry; pull up and smooth bedspreads over bed to prevent wrinkling and place two shammed pillows on the bed

 

·        Make every effort to wash, fold and put away the laundry, but if there is any unwashed laundry put it in the sorting hamper in the garage - do NOT leave laundry in the washer or dryer or indoor hampers

 

·        Run any dirty dishes through the dishwasher's full cycle

 

·        Close and lock all windows and doors; Turn the lights off, including the Hot Tub lights; except you may leave the livingroom lamp on

 

·        Set Thermostat to HOLD at  55* when you leave - this can be done on-site or remotely

 

·        IMPORTANT! Turn Bear Fence ON - Zones 1 AND 2!

 

·        Lock Security cable on the Hot Tub

 

·        PLEASE advise immediately of any damage or soiling issues.

     I promise not to yell at you; I just don't want to have to discover it       on my own later and risk continuing damage.
